Rents.ie is operated by S5 Ltd, a company registered in England and Wales (Company No. 16842049), with its registered office at 20 Wenlock Road, London, N1 7GU.

By accessing or using Rents.ie (the "Site"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, please do not use the Site.

2. Description of Service

Rents.ie is a platform that connects landlords, letting agents, and tenants in Ireland. We provide:

  • Rental property listings
  • Search and filtering tools
  • Informational tools and calculators
  • Educational content about renting in Ireland

We are a listing platform only. We are not a party to any rental agreement and do not guarantee the accuracy of listings or conduct background checks.

3. User Responsibilities

3.1 All Users

  • You must be at least 18 years old to use the Site
  • You agree to use the Site lawfully and respectfully
  • You will not attempt to circumvent security features
  • You will not scrape, copy, or republish content without permission

3.2 Listing Submitters

If you submit a listing, you represent and warrant that:

  • You have the legal right to list the property (owner, authorised agent, or tenant with subletting rights)
  • All information provided is accurate and not misleading
  • Photos are of the actual property and you have rights to use them
  • The listing complies with all applicable laws, including anti-discrimination legislation
  • You will respond to enquiries in good faith

4. Prohibited Content

You may not post or submit content that:

  • Is discriminatory based on family status, gender, nationality, race, religion, sexual orientation, age, disability, or other protected characteristics
  • Is false, misleading, or fraudulent
  • Infringes intellectual property rights
  • Contains personal attacks, harassment, or threats
  • Advertises illegal activities or properties
  • Contains malware, spam, or phishing attempts

5. Moderation

All listings are subject to moderation before publication. We reserve the right to:

  • Reject, edit, or remove any listing without notice
  • Suspend or terminate access for users who violate these Terms
  • Report illegal content to appropriate authorities

6. Intellectual Property

The Site's design, branding, and original content are owned by Rents.ie. User-submitted content remains the property of the submitter, but you grant us a license to display, distribute, and promote your listings on the Site.

7. Disclaimers

  • The Site is provided "as is" without warranties of any kind
  • We do not verify listing accuracy, landlord identity, or property condition
  • Calculator results are for guidance only and should not replace professional advice
  • We are not responsible for disputes between users
  • Links to external sites do not imply endorsement

8. Limitation of Liability

To the fullest extent permitted by Irish law, Rents.ie shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site or any transaction with another user.

9. Indemnification

You agree to indemnify and hold harmless Rents.ie from any claims, damages, or expenses arising from your use of the Site, your listings, or your violation of these Terms.

10. Third-Party Services

The Site may integrate with third-party services (analytics, email, hosting). Your use of these services is subject to their respective terms and privacy policies.

11. Governing Law

These Terms are governed by the laws of Ireland. Any disputes shall be subject to the exclusive jurisdiction of the Irish courts.

12. Changes to Terms

We may modify these Terms at any time. Continued use of the Site after changes constitutes acceptance of the new Terms. Material changes will be notified via the Site.

13. Severability

If any provision of these Terms is found invalid, the remaining provisions remain in effect.
