Do I need to register with the RTB?

Yes. All private landlords must register each tenancy with the RTB within 1 month of commencement. Fee: โ‚ฌ90 per tenancy.

How much notice do I need to give a tenant?

Depends on tenancy duration. From 28 days (less than 6 months) up to 224 days (8+ years). See RTB notice calculator.

Can I refuse HAP tenants?

No. Refusing a tenant solely because they receive HAP is discrimination under the Equal Status Acts and is illegal.

What's the maximum rent increase I can charge?

In RPZ areas (most of Ireland): 2% per year, minimum 24 months between reviews. Non-RPZ: market rate with 90 days notice.

How do I handle tenant damage vs wear and tear?

Normal wear and tear (faded paint, worn carpet after years) is your responsibility. Damage beyond normal use can be deducted from deposit with evidence.
